The real estate market is always in flux, but here is an update for what’s going on in early 2025 and beyond. Right now, the dominant trend is that we are seeing a consistent growth in home prices throughout the Treasure Valley. Over the last year, we have seen a modest increase in the average price of a single family home rise about 6.3% to a median price of $525,000. Signs pointing to this price increase are due to the recent influx of new homebuyers on the market as Idaho continues to draw more and more out of state buyers wanting to relocate to our great state. 


For the commercial side of things, the market is seeing huge growth in the number of large scale residential projects being put in. This is most prevalent in downtown Boise, but other cities are seeing a good amount of commercial growth as well. 


Comparative Insights for Boise-Area Homebuyers

There’s a lot to consider when it comes to emerging home trends in the Boise area, but here are some things to be aware of when relocating here or purchasing a new home in the area. Now is a great time to buy even though prices are high, because they are predicted to just keep going up, so every day you wait is another chance for the market to climb.

    • As home prices rise in Idaho, the surprising thing is that they are still not rising faster than homes in California and surrounding states. That means that buyers from out of state will have a better chance at affording the average home here compared to other states. We may see more out of town buyers emerge as the fallout from the California wildfire catastrophe unfolds.

    • With more people coming into the area to buy homes, we are seeing demand grow in an already unsaturated market. This is driving up prices and competition, which makes it a tough market for buyers but a great time to be a seller.

    • If you’re looking to purchase a second property or add another home to your portfolio, then now is probably as good a time as any. With prices steadily increasing and no end in sight, getting in early on this uptick is a fantastic place to be if you want to stay in the black this year.
